I bring to my closing?

Anyone appearing on the contract or who you know is on the title to the property you are selling. If the property being sold is to be the homestead of anyone on the title, that party must bring their spouse. IF YOU ARE UNSURE OF WHAT NAMES ARE ON TITLE TO THE PROPERTY, PLEASE CALL OUR OFFICE BEFORE THE CLOSING. WE WILL BE HAPPY TO ASSIST YOU WITH CONFIRMING THIS.
All parties must bring valid & current government issued picture identification. Examples of acceptable forms of ID include: Driver’s Licenses, State Issued ID cards, Passports, Military Ids, United States Government Alien Green Cards. Originals only, not copies.

Bring a Certified Check, Cashier’s Check, Official Check or Teller’s Check (depending on what type of institution you draw it on). If the check is drawn on an “out of area” financial institution, be prepared to furnish the phone number and contact name of that bank or credit union for verification. Florida Statutes prohibit Title Source USA to disburse on uncertified or uncollected funds. These restrictions are designed to protect you and the other parties to the transaction. They prevent you from having to worry about whether the funds going in and out of our account from other closings are "good funds" thereby ensuring the validity of the proceeds check that we issue to you, the commission checks we issue to agents or brokers, and the payoff checks we issue to your mortgage loan holders or creditors, etc.

If you have a pre-approved Specific Power-of-Attorney, you must bring the original for Title Source USA to record as part of the transaction. You must also bring a copy of the identification of the party granting that Power-of-Attorney for our records.
Bring the originals of any unrecorded documents to clear the title to the property. We’ll need these to record in the Public Records.
